For the private owner who only needs help finding a qualified tenant for a current vacancy, our rental coordination service offers all the rehab preparation, marketing & leasing benefits of our full management service. We can handle everything from getting your unit show/rent ready to the lease signing and move-in process ensuring the least amount of hassle to quickly finding you a qualified, long-term tenant. Below is a list of the services involved in our rental coordination plan:



A complete marketing strategy is immediately started w/ signage at property, flyers, & a photo tour for thorough online presence (even can include 360º panoramas). We publish on our site, Craigslist, Facebook & Westside Rentals (a total of about 11 other sites for cross marketing). In addition, we’ve established contacts with HR departments at local corporations as well as relocation specialists so we can advertise your vacancy to the largest cross-section of qualified, potential renters.  



Our friendly & knowledgable leasing office is available from 8-6pm 7 days a week (and typically before & after office hours). We coordinate appointments if unit is occupied, handle showings and can hold open houses. Our goal is to provide top-notch customer service to any potential renter so your vacancy can get filled quickly. We even provide options for out of state prospects to allow them to be able to secure placement in your vacancy via video chat walkthroughs, interviews & e-payments of deposits.



Should you need some assistance in rehabbing your vacancy, we can get estimates for work needed & coordinate/supervise vendors. We maintain a list of trusted vendors we’ve had a close working relationship with for many years which means that we know their quality, reliability and get the best pricing possible for jobs that might cost more. They are licensed and insured and warranty their work making it easy to handle recurring problems.



Our screening process involves a tri-bureau credit check, employment/income, housing and additional reference verification. Once approved, a formal interview is held with each qualified applicant (if more than one) to not only determine who is the most qualified but also to clarify rules, procedures (rent, maintenance, etc) and lease terms to avoid any misunderstandings. We can gladly provide you with details on the applicant(s) but will follow our established criteria & Fair Housing guidelines.



Based on the terms & details provided by you such as payment address, phone numbers, etc, we prepare the standard lease document and schedule the lease signing date. Any remaining details that need to be finalized such as rekeying of locks, general cleaning, carpet shampoo & notification of utilities transfer can be handled to ensure unit readiness will be up to necessary standards and on time for signing date.



Upon lease signing, we perform a thorough, documented inspection of the condition of the unit. Photos, video (optional) & a detailed inspection checklist is completed verifying the condition the unit is provided in. Tenant acknowledges by signing and is advised that they will be held liable for all damages above what is considered normal wear & tear when they vacate.



Upon completion of lease signing, we prepare an itemized statement of income, expenses & receipts for your records. You are provided a package that contains copies of the signed lease, tenants credit applications, IDs & SSN cards. Security deposit & rent proceeds are disbursed minus the coordination fee and any expenses shown on itemized statement. Can be provided all in digital format or paper copies should you request them.
